Effective
immediately, if you have a delinquent balance of 30 days or more, your parking
privileges are revoked on this property and your vehicle is at risk of being
towed. A delinquent balance may consist
of monthly dues, special assessments, unpaid legal fees or fines of any sort
and in any amount.
Tow trucks
will be patrolling the property at all hours of the day and night to remove the
vehicles of those owners whose unit is in arrears. Towing will be implemented without notice or
warning. The vehicles of owners,
tenants, or anyone staying in the delinquent unit may be towed. Multiple vehicles of a single household may all be towed.
Towed
vehicles will be reported to the Mount Laurel Police Department as
impounded. The vehicle owner will be
forced to pay the towing charge and any fees required for the release of their
property. If the vehicle returns to the property, it
may be towed again and again until the delinquent balance is satisfied.

embarrassment and inconvenience of having your vehicle towed.
WHY IS THIS NECCESSARY?
When
homeowners purchase property in a condominium community like LeClub, there are
certain obligations we incur to enjoy the benefits of our shared assets and
resources. These benefits include
landscaping services, snow removal and infrastructure repairs to our buildings,
streets, sidewalks and irrigation systems.
Our Board
works diligently to ensure that the monthly dues are used in an efficient and
fiscally responsible manner. However,
this only works when everyone shoulders their fare share of the load. When our neighbors do not pay their monthly
dues, those of us who do pay promptly must carry the ones who are in
arrears. Delinquent owners cause the
Board to divert funds normally designated for tree replacements and community
beautification to pay for other monthly expenses. The resulting restriction of cash flow can
also lead to additional financial assessments to the community which might
otherwise have been avoided, if everyone was paying their fair share.
The majority
of our owners pay their dues on time, and the Board thanks each and every one
of you. However the time has come for
the Association to mount a concentrated effort to collect all outstanding
balances in the community.
There are
legal remedies for the Board, and we have been pursuing these, but lawsuits are
often long, drawn out affairs that incur still more expense, some of which are
collected from the debtor, but some of which is simply another drain to our
working capital.
The Board
regrets the need to implement this policy, but it is not fair to those
homeowners, who pay promptly, to be forced to subsidize those who do not.
